Understand Each Role In The Workspace Planning Process
Creating a workplace is a team effort and many different professionals need to come together to make it happen. We will go over these roles in order to get a better understanding of the key players involved and what they do.
The End User:
The end user assembles an internal team, and will rely on a solid external team to make the new space a reality. Leadership, HR, facilities, and multiple other functions in a company will be stakeholders as the project moves forward. The end user holds the wallet, and making wise decisions on this investment, staying on time, and on budget, are very important.
The CRE Professional:
The CRE Professional is the end users go-to-guy for all things cooperate real estate. Like residential real estate brokers, I act as a middleman between sellers and buyers for their real estate transactions. This professional helps clients sell, lease, buy, and rent spaces.
The Architect:
The architect creates designs for new construction projects, alterations, and space redevelopments. The architect makes sure the building and the spaces inside are safe, sustainable, and aesthetically pleasing.
The Designer:
Interior Design professional create functional, beautiful spaces determined by space requirements, curated product solutions, and finishes the promote the needs and culture of the end user. The Interior Designer works with architects, and this combined effort is called A&D in the commercial furniture industry.
The General Contractor:
The General Contractor, or GC, schedules and oversees day-to-day work on the project, from start to finish. This GC can handle everything from materials, to labor, and equipment.
The Dealer Partner:
The Dealer Partner works with the contract furniture dealership with building and design plans to specify, procure, and often install a space. This team includes designers, project managers, and installers to help find the right furniture for the space and to ensure the project stays on time and on budget. The dealers work with multiple manufacturers to ensure the end user gets the best pricing.
The Manufacturer and Independent Reps:
The Manufacturer reps will work with the specific manufacturers to get everything that is needed for the project and space, while the Independent Rep reaches out to the manufacturers to get pricing, alternate options, and whatever else is needed.
